A new three-story mall at the very southern tip of the Pearl-Qatar will open near the end of next year, the island’s developer has announced.

United Development Co. (UDC) revealed plans for 04 Mall last week after signing on the Al Mana Group as the operator.

In a statement, UDC President Ibrahim Jassim al-Othman said the mall is aimed at residents of the Pearl and nearby West Bay area.

It should help boost the Pearl’s “position as the retail shopping destination of choice in the country,” he added.

However, the mall will have plenty of competition, as some nine other shopping centers are opening in Qatar in the next two years.

At least a couple of those are also being operated by Al Mana.

They include the upcoming Al Mirqab Mall in Al Mirqab Al Jadeed and the yet-to-open Doha Mall in Abu Hamour.

The new 04 Mall is expected to open in the third quarter of 2018. It will have three department stores, a supermarket, a five-screen cinema and a gym, Al Mana said.

There will also be restaurants, cafes, family-friendly entertainment and other features.

The Pearl already has one shopping center, Souq Al Medina, in the bustling Medina Centrale district.

Its new mall will be located in La Plage South, an under-development area that is past Viva Bahriya at the southern tip of the island.

According to the Pearl’s website, the neighborhood will boast “resort-like luxury living,” with 700 sea-facing apartments located on the beach.

In a statement, UDC added that the area will have parks and swimming pools as well.

Construction on a new residential district that contains the Pearl-Qatar’s first school and hospital is expected to begin shortly, island developer UDC has said.

This week, it signed a contract with Indian contractor Navayuga Engineering Co. to undertake infrastructure works for Giardino Village, near Qanat Quartier.

The agreement was one of three contracts worth QR716 million UDC said it signed this week to further develop the island.

The other deals included one to build 10 luxury villas in the new area, which “promises to be one of the finest and most luxurious residential dwellings” in the country.

And finally, a developer has been commissioned to work on Al Mutahidah Towers in Viva Bahriya.

Giardino Village is expected to have detached “luxury” villas, set in gated communities and surrounded by gardens and landscaping, with clubhouses and sports facilities on site.

In a statement this week, UDC said there will also be a hospital in the development. However, it has not released any further details about this.

In addition, there will be a private school and nursery on a 83,746 square meter plot nearby.

UDC sought investors for the school project in June this year.

At the time, an official told Doha News that it would be run by a yet-to-be determined international education operator and cater to children ages 3 to 18 years old.

Construction on the complex is due to begin early next year. But details about the school’s main contractor or who will operate it have not been announced yet.

Other works

Separately, Navayuga Engineering will be responsible for readying the currently undeveloped land for the main construction.

Its scope includes installing electricity, water, telecommunications facilities and to install a centralized solid waste management vacuum system that replaces garbage trucks on the Pearl.

Additionally, it will build roads and a storm water management network, erect signage and street lighting and landscape the district, general manager Ravi Kishore told Doha News.

Work will get underway shortly and is expected to take around 15 months. The firm said it will minimize the disturbance to nearby residents by using noise and dust control measures.

The firm is not responsible for the infrastructure for the hospital and school, which is being awarded to other contractors, it said.

More accommodation

UDC also signed a contract this week with local firm Promer Qatar to build 10, five-bedroom villas in the neighborhood.

They are expected to be completed by the middle of 2018.

UDC started marketing plots for sale in the area last October, offering discounts for early and bulk purchases as an incentive to boost sales.

The plots ranged in size from 520 to 1,570 square meters. However, buyers have to develop their site according to strict design guidelines to ensure the “Village’s minimum aesthetic expectations,” UDC said.

Finally, the island’s developer this week confirmed the developer for its Al Mutahidah Towers in Viva Bahriya.

Leighton Contracting Qatar will build the 480-apartment, beach-front complex.

Piling work has been underway for the last two months. And construction of the block is expected to be completed by the end of 2019, UDC said.

Construction is set to begin on a huge new residential high-rise building in the Pearl-Qatar‘s Viva Bahriya district, its developer has announced.

It’s likely to be noisy for a while, as a total of 917 piles will be driven into the ground on the waterfront site over the coming months.

This will allow ground preparations for the latest development on the man-made island – a 450-apartment block called Al Mutahidah Towers.

2019 completion

Indian contractor Navayuga Engineering Co. has been hired to do the project’s piling, excavation and back-filing, United Development Co. (UDC) said in a statement this week.

The work is expected to continue until January 2017, and then above-ground construction is expected to begin.

The towers are due to be finished by the end of 2019, UDC added.

Speaking to Doha News, Navayuga Engineering’s deputy general manager said onsite work hours will be “restricted to daylight hours in the Pearl to minimize inconvenience to our neighbors.”

Abdullah Syed added that the building will be about 20 stories, in line with other Viva Bahriya towers.

“We are pleased to be of service to prestigious clients like UDC. As a market leader in specialized foundations, it is our privilege to contribute our expertise towards Qatar’s growth,” he said.

A feature at Cityscape in April this year, the complex will have a range of apartment sizes, from studios to penthouses.

Facilities will include a gym, swimming pools, multi-purpose halls and direct beach access, Gulf Times reported at the time.

There are also plans for some shops at its ground level.
